Kota Kinabalu Industrial Park (KKIP)-Master Plan
KKIP, located north of the capital, is a major industrial real-estate in Sabah. Occupying an area of 3,679 hectares, KKIP has been planned to spearhead Sabah's industrialization programme. Developed and managed by K.K.I.P. Sdn. Bhd. a wholly owned company of the state government, K.K.I.P. seeks to optimize economic advantages as an industrial town in close proximity to a major resort establishment. Its strategic location and natural resources, namely its proximity to the deep water port at Sepanggar Bay and the abundant sources of raw materials within easy distance and its stunning scenic beauty are some of the advantages which makes it an attractive real-estate for investors.

The Conceptual Master Plan for KKIP provides a comprehensive self-contained industrial township that is modern and environment-friendly. A good transportation network will be developed to link up with the container terminal at Sepanggar Bay and the major highways.

A wide-range of commercial centres are also planned within the township including retail outlets and shop houses within the industrial areas.
