Master Development Plan - Click to view full size (166KB) Kota Kinabalu Industrial Park (KKIP), located north of Kota Kinabalu the capital of Sabah, is set to be the next major center of growth for the state. Occupying an area of 8,320 acres, KKIP has been planned not just to meet the economic objective of facilitating growth but also to maximize utilization of its natural resources, namely its scenic coastline, its proximity to the port and the abundant source of raw materials. In addition, the development also fits into the overall scheme of a well-planned industrial estate that will be a model for the rest of Sabah.

The development concept maximizes the site's potential to provide pleasant living and working environments based on environmentally sustainable development principles. This enhances the significance of the site and also establishes Kota Kinabalu and Sabah as the gateway to the Brunei-Indonesia-Malaysia-Philippines East Asian Growth Area (BIMP EAGA).

The Conceptual Master plan for K.K.I.P. provides for a comprehensive self-contained industrial township that is modern and environment-friendly. A good transportation network will be developed to link up with the container terminal at Sapangar Bay and the major highways.

A wide range of commercial centres are also planned within the township including retail outlets and functional shophouses within the industrial areas.

Several residential areas comprising of low to high-density classification, and ranging in cost from medium-low to high cost are also planned for KKIP.
